General:
The construction manager is responsible for the organization, coordination, and follow-up of the execution of the overall renovation project, with a focus on quality, planning, budget, and safety—from the start of the site works through to completion.
Monitoring of fit-out works for the setup of temporary Proximus offices on the T&T site
Monitoring of the move-in of Proximus temporary offices into the fitted-out modules
KEY RESPONSIBILITIES
A. PROJECT PREPARATION
Analyze plans, specifications, and contract documents
Develop execution strategy and site planning
Provide input for budget estimates and cost control
Identify risks and mitigation measures
Coordinate with the design team (architects and engineers)
Validate feasibility (constructability review)
B. SITE ORGANIZATION AND COORDINATION
Prepare and monitor detailed planning (timing, phasing)
Supervise contractors, subcontractors, and suppliers
Organize and lead site meetings
Coordinate different disciplines (structural, technical systems, etc.)
Oversee logistics, site setup, and access
C. MOVE MANAGEMENT
Develop move strategy and planning
Align with users (planning and impact)
Coordinate with Proximus facility management and IT (readiness)
Prepare move playbook
Coordinate the move (day of move)
Aftercare and stabilization
D. BUDGET AND COST MANAGEMENT
Control budgets and monitor costs
Validate progress statements and invoices
Manage changes (variations: additions and reductions)
Report budget deviations to project management
E. QUALITY MANAGEMENT
Supervise execution in accordance with plans, standards, and specifications
Organize quality controls and inspections
Manage punch lists
F. PLANNING AND PROGRESS MONITORING
Monitor project progress against the schedule
Identify and resolve delays
Implement corrective measures
Report progress to stakeholders
G. SAFETY & COMPLIANCE
Ensure compliance with safety regulations
Coordinate with the safety coordinator
Monitor environmental and regulatory compliance
H. STAKEHOLDER MANAGEMENT
First point of contact on site for Proximus and contractors’ construction managers
Align with client, project manager, and design team
Communicate with local authorities and agencies (if required)
I. HANDOVER AND AFTERCARE
Coordinate provisional and final handover
Review as-built documentation and technical files
Manage punch lists and outstanding issues
Handover to operations/facility management
Follow up on warranty periods
